Guaranteed Rent
Your floor.
We become your tenant on a fixed-term lease and pay a set sum every month, whether the flat is occupied or not. No voids, no arrears, no chasing. The part of your block you never have to think about.

Serviced Accommodation
Your upside.
Units run as short lets and managed end to end — listings, pricing, guests, cleaning and turnarounds. Income moves with demand, and in the right location it moves up rather than sideways.
Strategy 03
Standard Letting
Your steady middle.
Traditional tenancies with tenants found, referenced, managed and looked after. Lower churn, fewer moving parts, and a rent roll that behaves predictably month after month.
Why Blend
Spread across the block, not stacked on one bet.
A block let entirely on short lets is exposed the moment local demand softens. A block let entirely on standard tenancies leaves money on the table when demand is strong. Both are a single position, taken across every unit you own in the building.
Splitting the block across all three strategies changes that. A quiet month in one column is carried by the other two, and a strong one isn't capped by a fixed rent. You get a floor under the block and a ceiling that can still move.
The right split isn't the same in Salford as it is in Sheffield, and it isn't the same for a studio as it is for a three-bed. That's the part we work out with you.

For example: on a twelve-unit block, four units on guaranteed rent give you a fixed floor, four run as serviced accommodation chase the upside, and four on standard tenancies hold the middle. That's an illustration, not a formula — the actual split depends on the building, the location and what you want the block to do for you.
