Short-letting doesn't suit every property.

Plenty of agencies will take on anything and let you find out the hard way. Here's roughly where the line falls before you spend a penny.

Usually works well

  • City-centre flats and apartments with good transport links
  • Properties near hospitals, universities or business districts
  • Homes in tourist areas or places with a steady events calendar
  • Well-presented properties that need little or no work
  • Larger houses that can take contractor teams or groups

Usually doesn't

  • Leases or freeholders that prohibit short lets
  • Mortgage terms that don't permit holiday or short letting
  • Areas with licensing rules the property can't meet
  • Locations with thin visitor demand year-round
  • Properties needing significant work before they'd show well

Before anything else, check your lease and your mortgage, and check whether your council requires a licence or planning permission for short lets — the rules differ by area and they've been changing. We'll go through all of it with you as part of the estimate, and if your property falls on the wrong side of it, we'll say so rather than take it on.

Questions

The things owners ask first.

How much could my property actually earn?

It depends almost entirely on location, size and how well the property presents, so any figure quoted before we've looked at yours is guesswork. What we can tell you is what comparable properties near you are genuinely achieving, and what we'd expect yours to do once it's set up properly. That's what the free estimate is.

What do you charge?

We work on a share of the income we generate, agreed and confirmed in writing before anything starts. The exact rate depends on the property and how much is involved in running it, so we quote it alongside your earnings estimate. If the numbers don't work for you, there's no cost and nothing to walk away from.

Do I need a licence to let my property short term?

It depends where the property is. Some councils require registration, a licence, or planning permission for short-term lets, and the rules have been changing in several parts of the UK. We'll check what applies to your address as part of the estimate, but the obligation sits with you as the owner, so it's worth confirming independently too.

What about my mortgage and my lease?

Both matter. Plenty of residential mortgages don't permit short-term letting without consent, and many leases on flats restrict it outright. Check yours before you commit to anything. If either blocks short lets, it doesn't necessarily mean the property can't work — a standard tenancy or a guaranteed rent arrangement may still suit it, and we can talk you through those.

Who deals with guests in the middle of the night?

We do. Guest communication runs around the clock, including lockouts, heating that won't behave and the other things that only ever happen at 2am. You don't get the call.

What happens if a guest damages something?

Guests are vetted before they book, and damage is dealt with through the booking platform's own protection and the property's insurance where it applies. We'll flag anything that needs your decision rather than spending your money without asking.

Do you cover my area?

We're Manchester based and we consider properties across the UK. Distance isn't usually the deciding factor — whether there's enough local demand to make the numbers work is. Send us the postcode and we'll tell you straight.

What if I want to use the property myself?

That's fine. Owner stays get blocked out in the calendar — just give us reasonable notice so we're not turning away or cancelling bookings.
